A restaurant address that has churned through operators for the better part of three years finally has a tenant with a track record. The Trustees property most locals associate with December has quietly rebuilt its calendar around July and August. And the farm stand you already stop at on Saturday morning is pouring different coffee than it was in May.
None of these are the sweeping "hidden gem" stories that get recycled every June. They are small, dated, verifiable shifts in the rhythm of a summer here. Together they add up to a season that reads differently than 2025 did.
The Chickering Road address that finally stuck
For most of the last three years, 80 Chickering Road has been the town's most-watched vacant restaurant. Harrison's Roast Beef operated there for nearly 40 years and was well known across the Merrimack Valley for its generous roast beef sandwiches. It closed in September 2023, sold for $1.21 million, and reopened as Patrick's NorthShore Eatery, but the menu and format proved unsuccessful. The owner then brought back the Harrison's menu and added Town Line Pizza and Seafood, and the restaurant still faltered.
Then, in early 2026, WHAV reported that Billy Griffin and his partner Scott Brandolini, who run Brando's Cutlets in Haverhill, had leased the old Harrison's location at 80 Chickering Road and were calling their new venture Brando's Part II. Griffin said he and Brandolini expected to open the North Andover expansion in four to six weeks and to employ 10 to 15 people.
Why this matters for the summer template: the Haverhill original is a decades-old chicken-cutlet institution, not a concept parachuted in from Boston. A Yelp reviewer summed up the Chickering Road experience by noting that $20 to $25 gets you between one and two feet worth of sandwich, which is two meals of food. That is a different value proposition than a table for four at Burtons, and it slots into the Friday-night-family part of the weekend in a way that address has not filled since 2023.

Atomic Coffee Roasters is now brewing in the Farm Stand, and every cup of coffee served in the Farm Stand is brewed with Atomic Coffee Roasters as of late June 2026. If you have been getting cider donuts and standard drip coffee at 315 South Bradford Street for years, that pairing is now a different pairing. The Farm Stand and the Animal Playground and Viewing Area are open daily from 7am to 6pm. The farm will be closed Saturday, July 4 for Independence Day.
Stevens-Coolidge, without the winter crutch
If your mental map of the Trustees property at 153 Chickering Road is built around a December visit, it is time to redraw it. Last year The Trustees announced that the Stevens-Coolidge House & Gardens will not host its annual Winterlights event this upcoming season, with the decision described as part of a broader strategy to prioritize preservation efforts and develop year-round programming. The Trustees will continue Winterlights at Naumkeag in Stockbridge and the Eleanor Cabot Bradley Estate in Canton.
The practical read is that the North Andover property is leaning harder into the months it is actually built for. Right now, self-guided house tours run Fridays, Saturdays, and Sundays from May 15 to September 27, and admission is free for Trustees members and North Andover residents with ID, and $5 for nonmembers. Bringing a driver's license to a garden visit is not something residents in other towns get to do.
Two details that make the property more useful than a standalone stop:
- The Stevens to Stevens Trail connects Stevens-Coolidge House & Gardens to Weir Hill, intersecting other conservation land and Stevens family land. That turns a 45-minute garden walk into a longer morning if you park at 153 Chickering and walk out.
- Dogs are not allowed at Stevens-Coolidge House & Gardens, but they are welcome on leash at Weir Hill in North Andover and at Ward Reservation in Andover, as well as on the Stevens-to-Stevens trail. If you have a dog, that is the routing that works.
Where the grown-ups end up after
The dinner options that anchor a summer Friday in North Andover have not changed as dramatically as the Chickering Road story, but they are worth naming rather than gesturing at.
Tavern On High sits in the historic West Mill and, by its own description, is bringing a little of the city to the suburbs of the Merrimack Valley with innovative drinks and fresh food in a casual atmosphere, with a 30-plus-person bar and an outdoor patio that welcomes dogs at dinner. The mill setting is the part locals sometimes forget to mention to guests who are used to strip-plaza dining in the surrounding towns.
Over at the Eaglewood Shops, Burtons Grill has posted a summer promotion that runs July 1 through August 31, 2026, described as a taste of Maine for $29. That is a fixed price on a coastal menu inland, which is the kind of small planning detail that decides whether Tuesday is a cook-at-home night.

What that description misses is that the calendar is not static. A restaurant address that failed three times in a row is now under experienced local ownership.
